Hill Ash House (HAH) is a residential care home set within 7 acres of attractive gardens and grounds in a rural location, just north of Dymock, midpoint between Ledbury and Newent. This is a scenic area with fine rural views across the Leadon valley, in this secluded part of north west Gloucestershire. Only a short distance from Ledbury & Newent, both popular market towns providing most requirements for day to day living.
These purpose built properties form a terrace of single storey Apartments located behind HAH, a Grade II listed period building. Whilst these Apartments were built in the 1990's, they have rarely been occupied and have recently been refurbished to provide fresh, modern accommodation. The apartments benefit from a range of features designed to assist living for older residents. All external building maintenance and service supplies are organised and managed by HAH via a monthly service charge.
The apartment residents are welcome to join in with the social activities and events organised at HAH and can opt into any of the available services provided by the Care Home. These options are subject to prevailing health conditions.
This area is renowned for its rolling valleys, local vineyard, apple orchards and a plethora of wild daffodils, which attract many people to the area every Spring. The properties are well placed for good access to the local towns and have excellent links to the larger nearby towns and cities.
The Surrounding Area
This area offers all the benefits and quality of rural life; attractive setting, peaceful environment yet with easy access to main arterial routes and more significant conurbations. The local market town of Ledbury provides for all regular domestic needs and services. Newent, Ross and Malvern are all easily accessible. The principal cities of Hereford, Worcester and Gloucester, plus the beautiful Regency town of Cheltenham offer more comprehensive retail and cultural opportunities. Birmingham is within about an hour's drive.
The M50 & M5 provide convenient access to the rest of the country and there are mainline rail services from Ledbury and Gloucester.

This Care home has recently come under new ownership and benefitted from significant investment and refurbishment, providing high quality care for the elderly. The adjacent Apartments enable the residents to retain their independence by living in their own home but without the burden of upkeep, and with the peace of mind to all concerned that one's elderly needs (medical & domestic) can be catered for. There are daily home checks to provide for the residents' well-being, safety and security. The properties enjoy a beautiful country setting, within the curtilage of a period listed county house and can enjoy the use of ample communal grounds. The aim is for residents to enjoy life to the full; as much privacy as individuals want, but with a community on their doorstep. Well behaved pets will be welcomed (under licence), but will need to be managed for the wellbeing of other residents.
Entrance into large sitting/dining room, double aspect, 1 double bedroom with e/s bathroom and built in wardrobes, separate WC off sitting room. Good sized fitted kitchen, same specification as neighbouring units and with space for washing machine.
Discrete access via the private drive to Hill Ash House. This leads to a drop off/pick up/delivery point, and the pedestrian access to each apartment. A dedicated parking space is provided for each apartment close by, just a short walk to the properties.
The south facing "courtyard patio" entrance to the properties overlooks an orchard and lawn with space for small individual patio gardens if desired. The default position is that all external grounds maintenance will be provided within the service charge.
The elevated rear aspect overlooks additional communal grounds, the main feature being an ornamental lake with fountain but also benefiting from superb rural vistas.
These attractive properties are stone built under a slate style roof with low maintenance UPVC fenestration. The buildings were constructed in the 1990's but have rarely been occupied. They have been subject to a recent refurbishment and are in excellent "as new" condition.

Telecommunications - Packaged phone and broadband service supply via HAH switch board. Due to the integrated service, it is condition to use the same supplier but a very favourable rate is provided (£100 one off set up fee, £20 pcm thereafter, all inclusive and unlimited, subject to fair use policy).
Security - Integrated fire and smoke alarms, connected to HAH. Individual CO2 and intruder alarms fitted.

The Service Charge is fixed at £250 pcm (Summer 2020) for the next 3 years and reviewed thereafter tri-annually. (Annual charge of £3,000).
The village of Dymock has a village store and garage, community pub and cricket club. The nearby market towns of Ledbury and Newent offer a good range of amenities to satisfy most domestic requirements, including supermarkets, a good variety of independent shops, good butchers, main post office's and café's. There are doctor's surgery's and pharmacies in both towns, both surgeries serving HAH. There is a cottage hospital in Ledbury with a main A&E hospital in Gloucester. A regular bus service runs from Dymock to Ledbury and Gloucester (which has a main station); Ledbury-based taxi service(s) available. Ledbury provides a variety of additional facilities, including three supermarkets a selection of good pubs, coffee shops, restaurants and a local Theatre.
Many fine walks are available within the locality and in the popular Forest of Dean and Wye Valley, both within easy driving distance. There are a variety of social clubs close by in Ledbury and Newent, as well as a well-known golf course at Dymock. Nearby, the Three Choirs Vineyard has a good restaurant, offers tours and wine tasting events.
From Ledbury: Head south towards Dymock on the B4216 for 4 miles in total. After passing through the small Greenway crossroads, continue a further ¾ mile and the entrance to Hill Ash House will be found on your right-hand-side, as denoted by the prominent signage. Proceed along the drive to the main house, park on the left side of the house, by the entrance to the apartments.
