With the backdrop of an uncertain world, political unrest together with economic pressures, it’s easy to think “the end is nigh” but the one consistency we see time and again in the agency world is that life goes on, come what may. People need a roof over their heads, they need to upsize or downsize as their families grow or contract, and they need to move for work, school or family proximity. The common denominator with all these elements is confidence. Without it the “wait and see” mentality kicks in, with it there is movement and life continues.
The problem with the “wait and see” approach is knowing when the time is right – it's easy with hindsight (should have sold in 2021) but near impossible looking the other way. Wait and see is ok short term but no good when trying to plan your future. The best approach is to forget about second guessing the market and to concentrate on what is right for you. If your house is too big for your life stage then it’s too big, it doesn’t get any smaller by waiting and arguably gets harder to deal with. In many situations it is also not possible to wait and see, there are pressures that must be addressed.
So the answer is reall quite straightforward – make the most of the market that is in front of you, don’t stress about the one behind. The best advice is to plan ahead as best you can, be that getting ready for this Autumn's selling season or preparing for next Spring or Summer.
