The current industry talk is of a stagnant and depressed market, and it is most certainly not buoyant.  Enquiries and viewing numbers are certainly down on what we would expect at this peak time of year. However, over the last 6 weeks we have seen a steady run of sales being agreed. Quietly and consistently buyers have been stepping forward, and to our surprise, we’ve agreed some 18 sales with several offers still on the table. Of these, two have already crashed but on average we are also reselling +70% of initially failed sales. We are also still achieving healthy sale prices, averaging at 96.15% of guide price.

Since the Spring, we have had a strong run of new properties coming to market and this is now bearing fruit. Our experience over this Spring and Summer is that whilst enquiries are down, those people who are looking to move are more focused and serious and are keen to get on with lives – they really do want to move and have the confidence to offer when they find the right property. Yes, people are being cautious with their offer levels and negotiating hard, but with realistic parties on both sides, we are glad to be agreeing sales even in these less than buoyant times..
