Spring will soon be upon us and now is the prime time to be thinking of placing your property on the market.  The market has been challenging over the last couple of years but with some green shoots starting to show, there are things you can do to make your property shine out above the rest.  Accurate pricing initially is always key but just as important, is how your property is presented.  In a challenging market, properties that require work are increasingly hard to sell as most buyers just don’t want the hassle of having to find tradespeople to provide quotes, along with the delays, upheaval and costs that upgrading works can entail.

We’d always recommend that prior to marketing, you stand back and take an objective view of your property.  If you were viewing it as a potential buyer, what would you think?  Would the property benefit from a tidy up, some de-cluttering, do the windows or doors need painting, or would it be worthwhile spending some time in the garden to tame any wayward growth and have a good mow and sweep up after the winter.

It’s an old cliché but first impressions do count. On a first viewing, most buyers only spend about half an hour looking around so time is short in which to grab their attention and hopefully have them leave the viewing hopefully thinking of where their furniture will fit, rather than totting up a to-do list and associated costs.

Years ago, a 'do-er upper' was high on the wish list but nowadays buyers now are generally time poor and nervous of over stretching financially, so a well-presented property is far more likely to appeal and will ultimately lead to a better offer.
