The housing market this year really is like the curate's egg, and at times we’ve been struggling to find the good parts! When priced appropriately, houses are gaining interest and sales are possible, albeit hard work to achieve. Where priced excessively, properties get very little interest. In a tough market price is key to being able to sell and move on. If agents and owners don’t react to the changing market, there is a risk that properties will stagnate and it becomes difficult to create new momentum.
If you think I’m “off message” or being too pessimistic, see what the big boys have been saying over the last six weeks:

There is some subtle messaging here, but phrases like “fragile/realistic/pragmatic/rising stock levels” all tell a story. That same sentiment is playing out daily with the property portal updates with unprecedented numbers of price reductions in what should be the peak selling season. The reports I receive regularly show that between 25% and 75% of property are having asking prices reduced. Another update has just dropped into my inbox - 50% reduced.
So the answer to selling is really quite simple, price appropriately if you want to move. If you prefer price flattery that’s absolutely fine too, just don’t expect to move this year…….. spend those garden centre vouchers, book your holiday and plan your BBC Proms itinerary for the summer!
