Situation

The property is situated off the B4215 between Newent and Gloucester, close to the quiet, rural village of Tibberton, a few miles north-west of the Cathedral City of Gloucester. The area in general is renowned for its rolling countryside and horticultural/agricultural background, including productive apple orchards and vineyards. The property benefits from great accessibility and is well placed for the local town of Newent and has excellent commuter links to Gloucester, Cheltenham, and Tewkesbury.

The Lodge

The Lodge is situated within a small, private complex which was originally built and used as guest accommodation for an adjacent wedding venue, which is no longer in operation.
The property is practically laid out with the entrance hall leading off to the sitting room and kitchen/breakfast room. There is also a useful, separate utility with WC. The three bedrooms all lead off a separate hallway off the entrance hall.
There is a good-sized, modern, fitted kitchen which offers ample storage and benefits from an integrated fridge-freezer, a dishwasher, and an LPG gas range cooker with cooker hood, a double, Belfast-style sink and a useful walk-in larder. There is also a breakfast bar which could easily be removed and replaced with a dining table and chairs, if desired.
The generous sitting room has French doors opening out to a private, gravelled and securely enclosed courtyard garden.
There are three, good-sized double bedrooms, two with en-suite shower rooms and one with an en-suite wet room designed for anyone with a disability.
As well as a main residence, the property also lends itself to a "lock-up and leave" second home or a potential holiday let.

The Outside

The property is situated in a small, private complex of similar properties and is accessed off the main road via a secure, electric-gated entrance which leads to an ample gravelled parking area.
The property has two allocated parking spaces with additional parking next to the property, along with an attached and integral single garage, which also offers great storage.
A large, decked area lies to the rear of the property and provides a great additional space to create a garden space and seating area.
An enclosed and private gravelled low maintenance courtyard lies to the front of the property and offers plenty of scope to create a secluded haven with the addition of, for example, a pergola, further planting, and pots, etc. The courtyard can be accessed externally via the parking area or from the sitting room.
Both the courtyard and decked area are veritable sun traps.
The property benefits from great accessibility.
