Situation

The Land is situated close to the attractive rural village of Much Marcle (2 miles) in south Herefordshire between the traditional market towns of Ledbury and Ross-on-Wye. The area is surrounded by rolling countryside dotted with pastureland and cider apple orchards, for which the region is well known. This part of Herefordshire is still very much a rural community with a certain timeless appeal, but also benefits from excellent communication links to the rest of the country.

Bodenham Land

A block of 14 acres of land, divided into smaller paddocks with post and rail fencing.
The land is gently sloping to sloping and contains a small wooded area.
There is a timber block of 6 stables and a foaling box which have all been recently re-roofed and are situated around a concrete yard.
The yard also contains a small pole barn for hay and straw storage and in one of the paddocks there are 2 large timber field shelters.
There is also a 60 x 20 Charles Britton Arena (which would benefit from some tlc).

Access

The land has a right of access over the neighbours private lane/driveway. Subject to the necessary permissions, it would be possible to create your own private access off the council adopted lane if required.

Services

Mains water (metered) is connected, this currently also supplies an adjacent house and yard which they pay for. Electricity is not currently connected but electricity poles do run along the Eastern boundary of the land. No drainage or BT phone line is in place.

Tenure

Freehold.

Directions

From Ledbury take the A449 towards Ross-On-Wye and upon entering Much Marcle, just after the garage turn right. Follow the lane up the hill and past Westons Cider and towards the top of the hill take the left hand turn towards Yatton and Ross. Follow the lane for 0.6 miles where you will then see, on the left, a gateway with post and rail fencing either side leading to a tree lined track. Turn down this track and at the bottom turn right into the yard.
