Birchlas Cottage

This superb and beautifully presented bespoke home was built in 2005 to a high standard throughout in a period style and exudes the charm and character of a bygone age with all the conveniences of modern-day living.
A spacious entrance hall leads through to the fabulous open plan kitchen/dining/garden room, which offers a superb living space.
The attractive country-style solid oak kitchen has a central island, and ample storage, including a walk-in larder and is complemented by Travertine tiled floor, granite work surfaces, Rangemaster electric range cooker, integrated dishwasher, fridge and freezer, together with a Belfast-style sink.
The open plan dining area and garden room lead off the kitchen and both have direct access to the patio terrace and garden.
A separate utility room leads off the kitchen and has direct access to the garden via a charming stable door. In addition, there is a useful downstairs WC.
The spacious, yet comfortable, sitting room features a brick inglenook-style fireplace with wood-burner and single French door with full height glazed window, leading directly out to the patio terrace overlooking the garden. A further reception room offers a flexible space for a variety of uses, such as a study, playroom, children's TV room, etc.
Stairs lead up to a light galleried landing, with attractive glazed lantern, and four good-sized double bedrooms, all with vaulted/double-height ceilings. The main bedroom has an en-suite shower room and there is a separate family bathroom with free-standing roll-top bath and walk-in shower.

The Outside

The property is approached via a long, private drive (shared with one other property), which leads to a smart and ample gravelled parking area to the front of the house and sits well within its own plot, enjoying views over the delightful surrounding pastureland and countryside.
The large gardens extend to almost 3/4 acre of well-maintained lawn, thoughtfully designed to incorporate raised borders planted with a variety of mature shrubs, trees and flowering plants including roses, hellebore, flowering cherry, birch trees and some specimen tropical trees.
There is a small orchard at the end of the garden and ample space to create veg beds/add a soft fruit cage, etc., if desired, and a large patio terrace directly accessible from both the dining room, garden room and sitting room; an ideal space for seasonal dining and entertaining.
In addition, there is an attractive premium Scandinavian timber summerhouse, timber shed, potting shed and a greenhouse.
The large double garage has electric roller shutter doors and incorporates a good workshop space with stairs leading up to two versatile first floor rooms, which have scope for a variety of uses such as storage, hobby/games rooms, a home office or potential for an annexe (subject to the necessary permissions).
