Situation

Nestled on the western fringe of The Malvern Hills, Evendine Lane is a quiet and desirable residential location close to Colwall village, which has a vibrant community offering a great range of facilities and amenities. Colwall benefits from excellent road and mainline rail links to the rest of the country, including a regular service to London (Paddington). The nearby local towns of Malvern and Ledbury offer a wide range of facilities and recreational opportunities, both easily accessible by road, rail or bus. Hereford, Worcester and Cheltenham are also within easy travelling distances.

Old Meadow

This charming property, with its slightly unconventional layout, offers spacious accommodation. The original cottage is believed to be an old "2-up, 2-down" cottage dating back several hundred years, which has subsequently been extended over time to provide a very comfortable home.
An entrance hall leads through to a first floor sitting room with double aspect, including a large picture window to take in the fabulous views over the surrounding farmland and to the Malvern Hills.
The principal bedroom is very spacious and benefits from fitted storage, a walk-in dressing room and modern en-suite shower room. A patio door leads out from the principal room to a raised decked area and the garden. There are two further good-sized double bedrooms and a family bathroom.
Stairs lead down to the ground floor where there is an open-plan kitchen/diner. The kitchen has a Rangemaster cooker and room for a dining table with a view of the garden. There is also a utility room with space for a washing machine and fridge, along with further cupboard space. A door leads out to a small paved area with log store and steps leading up to the parking spaces at the front of the house.
There is a formal dining room with exposed beams, a Clearview wood-burner and an old bread oven. Windows and a door open onto the garden at the side of the property. There is also a further, large sitting room with inglenook inset with a Clearview wood-burner which, in turn, leads through to the timber-framed garden room; a perfect space to comfortably sit and enjoy the garden all year-round.
In addition, there is a downstairs cloakroom which has under-stair storage.

The Outside

Old Meadow is quietly and privately situated at the end of a single track, no through road, where there is parking for up to 3 vehicles to the front of the property.
The large and established garden lies to the rear of the property and extends to just over ½ an acre. Planted with a variety of mature trees, shrubs and flowering plants, the garden does offer further scope for keen gardeners.
There is a good-sized veg and raspberry patch, both requiring a little tlc, along with ample space for chickens, or similar, for those looking for a small degree of the "good life", if desired.
A large patio terrace offers plenty of options for seating areas to overlook the garden and enjoy the views, with a lovely timber summerhouse situated down in the garden. There is also a covered entertaining/BBQ area covered with two grapevines, a brick shed and a greenhouse.
The property enjoys a very peaceful and private position in a wonderful rural location, with superb views, yet is not isolated; the best of both worlds.
