The quiet, rural hamlet of Pool Hill is situated within beautiful Gloucestershire countryside, with this area being renowned for its rolling countryside, local vineyard and apple orchards. The property is well placed for good access to the local towns of Newent and Ledbury, and has excellent commuter links to the larger towns and cities. A perfect location for rural living combined with modern-day accessibility.

The Old Forge

The Old Forge is a well-presented detached country home, which has been well maintained by the owners since new.
Two reception rooms form the heart of this friendly home; a good-sized dining room has a double aspect and offers potential to create a more contemporary style, whilst the cosy sitting room with its feature fireplace, exposed beams and multi-fuel stove, echoes a country cottage style.
A very smart, recently refitted kitchen benefits from a range of integrated appliances, including range cooker with induction hob, fridge and freezer (Liebherr), dishwasher, washing machine, microwave and warming drawer (Bosch). Adjacent to the kitchen is useful rear lobby with cupboard storage and WC, plus rear door access to the garage and garden.
There is good scope to extend the ground floor accommodation if more living space is required (subject to planning consent).

Further details

An open staircase leads from the dining room to a galleried landing and 3 good-sized bedrooms on the first floor; the spacious principal room has a large en-suite bathroom and there is a separate family bathroom. To the second floor is a large double bedroom with built in storage.
Most rooms in the house benefit from a double aspect and enjoy lovely views over the beautifully maintained garden and surrounding, undulating pastureland.

The Outside

The property is approached off a quiet country lane, which leads to a gravelled parking area in front of the double garage with a side car port.
The Old Forge sits in the centre of its generous plot (0.3 Acres) and is surrounded by the well designed, south facing terraced gardens, planted with an array of flowering plants, mature shrubs and trees, together with a manageable lawn.
There is a large patio terrace, which provides an ideal spot for seasonal dining and socialising, and a grapevine covered pergola to provide a shady area for warmer weather.
A greenhouse and several vegetable beds are perfect for growing home produce, and there is a wildlife pond to provide interest for nature lovers.
The double garage has an electric, roller shutter door, with the attached car port benefitting from an inspection pit, great for car enthusiasts. A useful log store is located at the rear of the garage and there is boarded storage space above the garage.

Further details

This quietly situated property has wonderful open views over the surrounding rolling pastureland, which is a wildlife haven throughout the year.
