Situation
The Paddocks is set within a lovely location, situated off the main road between Ledbury and Gloucester within the rural parish of Staunton & Corse, in the picturesque corner of North West Gloucestershire on the borders of Worcestershire and Herefordshire. The area is renowned for offering a sought-after rural quality of life combined with excellent communication links to the rest of the country. It is perfectly placed for easy access to Ledbury, Gloucester, Cheltenham and beyond.
The Paddocks
Originating from a Chartist bungalow built in the mid 1800's, this well presented property has been sympathetically extended to create a comfortable home, set in the middle of the smallholding with level pasture and good access.
A gated entrance leads from the public road to a private sweeping drive to the rear of the property and the garaging.
From the main entrance, a wide central hall feeds into the house and leads to the fitted kitchen with integrated appliances, eye level double oven and an induction hob. The adjacent dining room has an open archway joining the kitchen and French doors to a sheltered patio. A rear hallway leads to the WC and utility room, with modern boiler, space for washing machine and sink.
A modern conservatory provides a sun lit room, overlooking the rear garden and paddock.
The front sitting room is well proportioned and provides a gracious formal entertaining room, complemented by a large bay window and an attractive fireplace.
The 3 generous double bedrooms all have their own en suite facilities and views over the land.
The property benefits from modern facilities including a modern central heating system (boiler recently replaced), UPVC double glazing and a lovely Clearview wood burning stove within a stone fireplace.
The Outside
The gated entrance follows a sweeping drive to the side of the property where there is ample parking and a double garage. There are 2 modest single storey outbuildings adjacent to the garage with scope for enlargement or to be replaced, all have an electricity supply.
The large level garden surrounds the house and provides an attractive, open but private setting.
There are 2 pasture paddocks, to the front and rear of the property. These are level and stock fenced with good vehicular access, both paddocks being visible from the house.
Moat Lane runs alongside the eastern boundary of this property and provides scope for an additional access point, subject to highways approval.
A bridle path runs along the boundary of the rear paddock, providing direct outriding.
