Noverings Lodge is situated on the periphery of the popular village of Bosbury, an area once celebrated for being one of the largest hop-producing communities outside of Kent during the 19th & 20th Centuries. This part of Herefordshire lies close to the Worcestershire border and is renowned for its scenic and un spoilt countryside. The area offers a sought-after rural quality of life combined with excellent communication links to the rest of the country.

Noverings Lodge

Formerly a lodge house to The Noverings, it is believed that the property was built around 1905, with the conversion of the former coach house and stables being incorporated into the main dwelling about 25 years ago, now providing a spacious and characterful family home.
The property offers versatile accommodation with 4 reception rooms, with a large, vaulted sitting room and galleried landing above, creating a spacious and light reception room. The reception rooms all have open fireplaces.
There is excellent potential to reconfigure the layout of the vaulted living room to provide extra bedroom and bathroom space.
The fitted kitchen/breakfast room offers potential to create a large, open plan kitchen/dining andfamily room, by opening up the room into the covered courtyard, subject to any planning consents. There is also a useful utility room and downstairs WC within the utility area.
The four bedrooms are situated on the first floor; spacious Master bedroom with triple aspect, exposed beams and built-in wardrobes/storage.
There are two family bath/shower rooms, each serving two bedrooms.

The Outside

The property is approached off a rural lane via a shared private driveway, leading to the open drive and the triple garage, formerly the old stable block (544 sq ft).
The attractive and well maintained gardens comprise large level lawn planted with a variety of mature shrubs and flowering plants with the addition of established specimen trees including Cedar, Beech and Magnolia.
Two patio terraces and a covered courtyard adjacent to the kitchen provide perfect spaces for seasonal dining/entertaining and to enjoy the garden and surroundings.
An old pig cote and run provide added interest and a window into the property's history, with potential for other uses.
