Moreton Jeffries is situated roughly mid point between Bromyard, Hereford and Ledbury. This small hamlet is set well off the main road and is accessed via a no through lane. This is a secluded rural area, surrounded by farmland and which has great communication links and is well served by the provincial towns and cities.

The Old Dairy

The Old Dairy is an excellent, newly converted period barn, forming part of a small farmyard development. Whilst not listed, this character building has been sympathetically converted and retains ample period features yet provides a contemporary interior to suit modern living.
The front door opens to a lobby area adjacent to the kitchen. There is a utility cupboard, cloakroom and oak stairs to the first floor. The well fitted kitchen provides a light and fresh atmosphere with a wooden breakfast bar and many convenient features, like the integrated AEG drinks fridge. An induction hob and double ovens compliment the large work surface and ample storage cupboards.
A wide doorway leads to the sumptuous open plan reception room, which has direct access to the rear garden and large sheltered patio. This very large room has ample scope for a dining or study area and could also easily be split to create more intimate reception rooms.
The first floor has a spacious landing area, linking all bedrooms and the smart family bathroom. There are 3 double bedrooms with the master room benefiting from a luxurious en suite shower room.
This property provides clean and bright accommodation with lots of natural light. The under floor heating (ground floor) and high levels of insulation, combined with new wooden double glazing make this a very comfortable and warm home.

The property is approached via a no through public lane to the hamlet. A shared entrance drive splits in to private roadways, leading to this dwelling, the attached barn (also being converted) and the nearby agricultural buildings. One of the agricultural buildings houses the bio-mas heating system which is owned and operated by the farmer and which provides heat for the farmhouse and the converted traditional barns.
The private drive leads to the front of The Old Dairy and a side parking area. There are proposals for one of the remaining agricultural barns to be converted to garaging by the farmer, these garages will then be available to rent by the various residential units. There are fenced front and rear lawns, with the whole plot size being about 0.40 acres.

Mains electricity & water, private communal drainage (treatment plant), communal bio-mas central heating.

Management Company

A ManCo has been set up to service the common areas (entrance splay), the drainage system and the bio-mas heating system. The owners of the barn conversions will be required to pay a service charge to cover the running costs but it is envisaged that the utility supplies will be provided at preferential unit rates. The ManCo will be opertaed by the adjacent landowner. Please speak to the agents for more detail.
