The quiet, rural hamlet of Pool Hill is situated within beautiful Gloucestershire countryside, with this area being renowned for its rolling countryside, local vineyard and apple orchards. The property is well placed for good access to the local towns of Newent and Ledbury, and has excellent commuter links to the larger towns and cities. A perfect location for rural living combined with modern-day accessibility.

Merry Vale

Built in 2008, this fabulous modern property is extremely well-presented and offers spacious, well-proportioned and light accommodation, with underfloor heating throughout.
Located on the first floor, the open plan kitchen/dining room is the heart of this lovely home, and offers a large central island, granite work-surfaces, integrated appliances and ample storage. Cooking is via a built in Falcon range with gas hob and overhead hood. The dining area has French doors opening to the conservatory, which provides a flexible, south facing room for entertaining.
The large master bedroom with en-suite wet room is on the ground floor, along with the second bedroom and a modern family bathroom. Two further doubles and second family bathroom are situated on the second floor. All bedrooms have built-in wardrobes.
A good-sized sitting room with wood-burning stove is located opposite the kitchen on the first floor and has French doors opening to the patio terrace and rear garden.
There is a useful utility room on the ground floor, and a large walk-in larder adjacent to the kitchen, which provides ample space for storage, appliances, etc.
There is oak flooring in all the main reception rooms and the bedrooms with Travertine flooring in the kitchen, conservatory and bathrooms.

The Outside

The property is approached off a quiet country lane, the entrance gate which leads to a tidy and private gravelled parking area and front garden, bordered by mature hedges.
To the side of the house there is a 2-bay timber car port with room above (used for storage and accessible via the patio terrace). To the rear of the carport is a workshop & garden store, with electricity supply.
The terraced, mature rear garden is accessible from the first floor and externally via a wide set of steps to the east of the house. The sheltered, large patio terrace provides a perfect space for seasonal entertaining and dining.
Steps from the patio lead up to the lawn and detached, oak-framed garden studio; note that this is a sloping garden.
The garden studio offers a really useful and flexible ancillary space to the house; this has scope for a range of uses, such as art studio, home office, games room or guest accommodation. The studio has a shower room and WC, open reception room with a mezzanine floor above. Historically, this studio provided additional accommodation.
