The Crux Barn

A beautifully presented stone and red brick period barn, under a slate roof that has been tastefully and thoughtfully converted to retain a traditional feel complemented with high quality modern interiors and finishes throughout. Whilst not listed, meticulous care has resulted in a seamless combination of history and appeal, to make this a comfortable, contemporary home.
The front door opens into the entrance hall with porcelain floors, oak staircase and a useful cloakroom. Oak glazed doors lead to a large west facing sitting room with exposed beams and full elevation bi-fold doors to the patio and rear garden.
The fabulous kitchen has a porcelain tiled floor with underfloor heating, extensive kitchen units with soft LED lighting, granite work surfaces, integrated AEG appliances including an induction hob and double ovens and a large, oak topped central island/breakfast bar. A feature picture window allows plenty of natural light to enter this heart of the house. Glazed oak doors continue through to the dining room with exposed beams, a Velux window and door to the front garden.
An oak staircase with bronzed glass balustrade and feature light, leads to a spacious first floor landing with doors off to a smart family bathroom, a master bedroom benefitting from an en-suite shower room, and three further bedrooms, all having characterful exposed beams.
The high levels of insulation, combined with new wooden double glazing throughout keeps this a pleasantly warm home.

Moreton Jeffries is situated roughly mid point between Bromyard, Hereford and Ledbury. This small hamlet is set well off the main road and is accessed via a no through lane. This secluded rural area is surrounded by farmland and has good communication links, it is also well served by the provincial towns and cities.

The Crux Barn is approached through double electric gates to a gravel stone drive that runs to a generous parking area at the front of the property. Front and rear gardens are laid to lawn, with newly planted trees situated along the post and rail fenced boundary. The whole plot extends to about 0.30 acres. There are proposals for one of the remaining agricultural barns to be converted to garaging by the neighbouring farmer, these garages will then be available to rent by the residential units.

Mains electricity & water, private communal drainage (treatment plant), communal bio-mas central heating.

Management company

A ManCo has been set up to service the common area (entrance), the drainage system and the bio-mas heating system. Owners of the barn conversions will be required to pay a service charge to cover these costs but it is envisaged that the utility supplies will be provided at preferential unit rates. Please speak to the agents for more detail.
